As a Timberland Partners community, we’re committed to providing transparent information about the cost of living at our communities. By outlining the fixed and optional costs, we strive to help you understand your cost of living, making it easier for you to plan and budget. Our goal is to be an informative resource as you search for your next apartment home.

Fixed Costs

Application Process

  • Application Fee: $60 per applicant
  • Administration Fee: $150 (nonrefundable)
  • Pre-Lease Security Deposit: $300
    • This fully refundable deposit is charged upon application approval. Upon move-in, it will be applied toward your security deposit.
  • Pay Your Way: To make move-in costs more flexible and convenient, we offer two Pay Your Way options shown below. For more information, please click here.
    • $300 move-in fee (non-refundable)
    • $1,500 security deposit (refundable)

Qualifications

  • Income Requirement: Verifiable income of at least 2.5 times the monthly rent. Documentation is required during application.
  • Screening: Includes an ID verification, credit check, criminal background screening, and rental history verification.
  • Additional Information: Further details on the qualification process are available upon request.

Utilities

  • Electricity: Individually metered and billed monthly through Xcel Energy.
  • Water/Sewer and Gas: Included in the base rent.
  • Trash: $12/month for one bedrooms, $23/month for two bedrooms.
  • Pest Prevention Service: $2/month.
  • Admin Fee: $4.95/month
    • This fee covers administrative costs associated with processing and managing monthly resident utility billing.
  • Cable and Internet (Optional): Service available through any provider of your choice.

Community Protection Plan

Each apartment is automatically enrolled in our Community Protection Program. This $15 monthly charge provides unlimited liability coverage for any unintentional damage caused to the building(s) or community. This program does not include personal property coverage. We recommend enrolling in renters insurance if you would like coverage for your personal belongings. For more information, please click here.

Comments: Fees are per pet.

Restrictions: Maximum of 2 pets per apartment. Dogs must be 6 months of age or older. Breed restrictions apply, visit our pet policy page for details.
